1 What residents’ permit is required in order to buy and sell property in Switzerland?
 

For a “non-Swiss-resident” purchasing a Swiss property there is a permit called “permit de séjour”. This entitles the future owner the right to stay at/in their property between 3 weeks and 2 months. Any client over the age of 56 who wishes to purchase a property in Switzerland may apply for a permit B which will enable him to stay for more then 6 months a year without exercising any professional activity.

In order to obtain the “permit de séjour”, Sunday Homes will refer you to a competent solicitor

2 Can I sell to Swiss Nationals?

3 How long does it take before obtaining a resident’s permit?
 

This depends on the canton and the property. For the canton of Le Valais this used to be between 6 months and 3 years, or even more, for resale properties from foreign owners or off-plan properties. However, now new clients obtain their permits faster with a 50% risk of rejection from the canton though! This is a random decision of the Canton and unfortunately no-one can influence this action. There is no regularity in their decision; it is probably more like a lottery.

As for “hotel managed apartments”, no quota or authorization is required and therefore one becomes the owner as soon as the dossier is complete (approximately 2 months after signature).

For the Canton of Vaud the waiting time is estimated around 6 months, although this may differ. Vaud does not have a 50% rejection as the canton of Le Valais has these days.
